Stamp duty

A state tax on the transfer

A state government tax on the legal instrument that transfers the property (the sale deed). It's the larger of the two charges, and the rate varies widely by state.

Registration charges

A fee to record it

The fee to register the transaction and officially record the change of ownership with the state authority — usually a smaller percentage (often 1–4%).

Circle rate

You may pay on the government value

Many states charge stamp duty on the higher of your price and the circle / guidance / ready-reckoner value. Buy at ₹80L where the circle rate is ₹90L, and duty may be charged on ₹90L.

Karnataka

Registration rose to 2% in 2025

Karnataka's registration fee increased from 1% to 2% with effect from 31 August 2025. Old guides using 1% now understate the cost.

Delhi

Female concession + MCD transfer duty

6% male / 4% female stamp duty, plus a 1% MCD transfer duty above ₹25L — so the effective cost is closer to 8% (male) / 6% (female) in MCD areas.

For NRIs

Same rate — but more to coordinate.

There's generally no higher stamp duty just because you're an NRI. But an NRI purchase carries extra layers:

  • FEMA rules on which property categories you may buy
  • Routing funds correctly through NRE / NRO accounts
  • A Power of Attorney where you can't be present to register
  • TDS obligations where they apply, plus documentation
How much to budget

On a ₹1 crore property at 6% stamp duty, that's ₹6 lakh; add 1% registration and it's ₹7 lakh — before any cess or transfer duty.
