Do I need to travel to India to sell my property as an NRI?
No. A properly executed POA allows your representative to handle the entire sale in India, Agreement to Sell, Sale Deed registration, and banking, on your behalf. You execute the POA abroad (notarised + apostilled, or from the Indian Consulate) and courier the original for adjudication.
What is adjudication of a POA and why is it needed?
Adjudication is the legal validation of a foreign-executed POA at the Indian Sub-Registrar's office. Without it, the POA cannot be used for property registration. We handle adjudication, stamp duty, filing, follow-up, once you courier the signed original.
What is the difference between a Legal Heir Certificate and a Succession Certificate?
A Legal Heir Certificate (from the Revenue authority) covers immovable property. A Succession Certificate (from a civil court) covers movable assets like bank accounts. Property sales typically need the former; both may be needed to settle a full estate.
Can old inherited land that was never mutated be sold?
Not directly. Revenue records must show the current owner through mutation before any sale can proceed. Without it, banks won't finance buyers and title risk makes the deal unsaleable. Mutation typically takes 2–6 months; we handle it before proceeding to sale.
How is partition done when multiple NRI heirs are in different countries?
Each heir executes a POA or Partition Deed from their country. We coordinate all heirs simultaneously, handle the legal partition in India, and register it, giving each heir a clean individual title.
